Connected to the central monitoring terminal, the module is further connected to the IP packet processing device, the IP packet processing device and the remote monitoring terminal provided in the remote management center are connected via a network, and the remote monitoring terminal and the central monitoring terminal In the meantime, it relates to a remote monitoring / control system that is connected only by hardware signals regardless of the software of the manufacturer that provides the building management system.

FIG. 13 is a system configuration example in which a conventional IP-KVM device (the KVM device of the present application) is used. The IP-KVM device is a device that performs IP packet processing of a keyboard signal (K), a video monitor signal (V), a mouse signal (M), and an audio signal (A) that are operation signals of the terminal. An IP packet is a standard data format determined for communication over an IP network. An operator at a remote management center provided remotely as shown in FIG. 13 uses a remote operation terminal 905 to connect the IP-KVM device 901 in the server room connected to the remote operation terminal 905 via a network. An operation signal for performing various settings and construction of the server 902 is transmitted. The IP-KVM device 901 is a KVM-over-IP solution that realizes remote operation using a network.
FIG. 12 is a diagram illustrating an example of a system configuration in the case of remotely managing a conventional building / building facility. For example, when a certain company wants to build a remote management center for entrusting remote management work, the conventional method is bound by the software and hardware dedicated to the manufacturer of the building management system (BAS). The software and hardware dedicated to the manufacturer that provides the BAS for the on-site building facilities must be installed. Therefore, when managing a plurality of building facilities remotely, if a different manufacturer's BAS is installed in each target building facility, the dedicated software and hardware of each manufacturer must be installed. Inevitably, a large amount of cost is required for start-up, and a remote monitoring terminal must be prepared for each BAS manufacturer, which complicates maintenance and operation management. In addition, it is necessary to secure a large equipment installation space in the remote management center, and it is necessary to secure the number of personnel required for the operation according to the type of BAS, resulting in a large cost burden.
The present invention has been made in view of such circumstances, and an object of the present invention is to reduce the total cost required for maintenance of building facilities and to generalize a remote monitoring / control system. It is.

FIG. 11 is a process for detecting an alarm report according to the embodiment.
In step S01, it is checked whether an alarm has been issued. If an alarm has been issued and has not yet been processed, the enlarged highlight display S02, the mail transmission S03, the table update S04, and the table update S05 are processed to the next entry. The process proceeds to S06. If the warning is already processed or there is no warning in S01, no processing is performed and the process proceeds to S06.
The alarm alert detection process is as follows.
In the order of the site names registered in the management information table 71 of FIG. 8, the signal data of the voice reception buffer of the central monitoring terminal screen of the site displayed on the screen of the remote monitoring terminal 6 of FIG. Level processing is performed and compared with the threshold value of the audio level 716 in FIG. If the threshold value is exceeded, the flow from S02 onward with the alarm notification is executed assuming that the alarm is generated. The voice level threshold value is registered in advance in the voice level value 716 of the management information table 71. As the threshold value, a unique value can be registered for each site, so that it can be handled for each central monitoring terminal at the site. The threshold value is determined by determining an appropriate value in a test for registering a site in the remote monitoring / control system.

If there is an enlarged display in S11, a reduced display process S12 and a table update S13 process are performed. Next, in S14, the presence / absence of mail confirmation is checked and if there is a mail confirmation notification, table update S15 and table update S16 are performed, and the process is terminated.

Conventional maintenance of building facilities is bound by the specifications of the manufacturer that provides the building management system. Therefore, when a third party starts up a remote management center and starts remote monitoring work, it is for the manufacturer only. The hardware and software must be installed, and a large amount of installation cost is required. Therefore, even if government offices tend to bid for building and maintenance of building facilities and expect cost reduction based on the competition principle, the bid price will remain high and the competition principle will not work easily. The present invention has been made for the purpose of opening a hole in such a market, and it can be highly expected especially for a public tender project.
