What do you like best about MRI Property Management?

I appreciate the flexibility to tailor the product to fit my company's specific requirements. Having direct access to the tables, even outside of the MRI product—such as through SQL Server—is a significant advantage. Additionally, I find it valuable that both MRI's own products and those from third-party partners are equally accessible. What do you dislike about MRI Property Management?

Loading new properties into MRI can only be done through manual data entry. There is also no way to increase a flat rate charge, such as water or sewer, effective from a specific date at a property. Additionally, the change documentation lacks sufficient detail to clearly indicate what is being modified. Exporting custom Report Design reports to Excel is also challenging, as there is no straightforward way to ensure the data appears in the correct columns. Review collected by and hosted on G2.com.

What do you dislike about MRI Property Management?

Our experience with MRI has been both challenging and frustrating. The platform is prone to technical errors, which have repeatedly disrupted our accounting, reporting, and payment workflows. Although we were assured that “safeguards” were in place, these measures have occasionally failed, forcing our team to spend extra time resolving discrepancies and managing workflow interruptions.

Support and Documentation:

Support has proven to be one of the more difficult aspects of using MRI. There is frequent turnover within the support team, so we often find ourselves re-explaining ongoing issues to new representatives who may not be fully acquainted with our account history. Additionally, MRI’s support materials have been inconsistent: for over two years, their online manuals were unsearchable, and many sections are still incomplete. The instructional videos offer only partial guidance, leaving users to address common problems without comprehensive instructions. These shortcomings have led to slower resolution of issues and increased internal effort on our part.

Account Management and Communication:

Account management has also been problematic. Some commitments made during onboarding were not fully delivered, and requests for follow-up or corrections have sometimes been delayed or redirected, especially when third-party integrations are involved. After onboarding concluded, we noticed a decline in both responsiveness and accountability from the team.

Recommendation:

For those considering MRI, we strongly recommend documenting all agreements and carefully verifying every detail before moving forward. Be prepared to allocate extra time and resources to address issues as they arise.

Overall, this partnership has demanded more effort and incurred greater costs than we initially expected. We hope MRI will continue to enhance its platform stability, documentation, and support processes to better meet the needs of its current and future clients. What do you like best about MRI Property Management?

MRI Property Management covers nearly all essential aspects of property management, including leases, management reports, and accounting. The software is precise and only requires you to input the correct information. I also appreciate the flexibility it offers, allowing you to make corrections if you enter any information incorrectly. What do you dislike about MRI Property Management?

II would like to receive reminders from MRI. For instance, if a lease is expiring within the next three months, it would be helpful for MRI to send a reminder to the property manager or user to ensure it doesn't get overlooked. This is currently a challenge with my properties.

The accounting reports are generally fine, but I sometimes need to use the financial period to gather all the information for that timeframe. However, when looking at tenant statements, using the tenant statement period does not provide all the receipts and charges for the month. Is there something I might be doing wrong? This software system is designed to meet each property's needs. It captures all the relevant, correct data for each property. It is easy to use and understand. The customer support center is reliable, friendly, and efficient.

What do you like best about MRI Property Management?

MRI really is focused on the property management arena and based on this, is really catered towards that use case and decreases the friction to achieve effective property management. The PMX ERP solution is really unmatched in the industry, because it would take extensive customization to reach these outcomes from other ERP solutions. There are many partners and other solutions by MRI which fit well and play well with the PMX solution. The Global Professional Services (GPS) team is also world-class, and it helps greatly that you can leverage in-house MRI expertise and not have to rely on expensive third-party support. We've been a rather unconventional client in terms of our requirements, but MRI has gone out of their way to accommodate us and cater their products to our use-cases. Due to some legacy systems used, it is very difficult to customize (hopefully the X7 update will address this) and because it is an enterprise ERP solution, there are many third-party solutions that don't integrate out of the box and you have to always consider solutions in the MRI ecosystem to cover the functionality you need. The system can do a lot for you - calculate certain things and back bill etc, if you use it correctly.

What do you dislike about MRI Property Management?

Due to complexities in the system, the set-up is very intensive. If something is not correct it is quite difficult to determine what is incorrect, as there are numerous things that could

affect it. Errors from the system is not always straight forward to understand WHAT is wrong.

Support Team is not delivering as expected, majority of the time we have LONG delays and then 80% of the time core products are escalated to GPS team, resulting in additional costs from our side, to get a solution. Review collected by and hosted on G2.com.

Difficult to pick just one thing I like best however i find the power generate and create reports and understand the data of our business is second to none. What do you dislike about MRI Property Management?

I find that with so much data in the system, and insights into how users / businesses use this data, then MRI could learn from these repetitive trends and develop support systems to provide more powerful tool to our users. Automations like rent reviews based on leasing results / property data and populate a landlord + tenant script along with CMA and increase letter as well as recommend when the rent review date should be in alignment with legislation. "MRI/MDA always has my back"
What do you like best about MRI Property Management?

I started on MDA Property Manager windows app in 2015, and haven't looked back since. I've used this program for every working day since, so to say I've used it frequently is an understatement.

The modules are easy to use, concise and clear in the reporting and my favourite has to be the audit trails, sometimes it's handy for accountability but most times, there's tha one transaction that's throwing your whole report off and finding a needle in a haystack is always difficult for a reason.

But with the audit trails, once you have the batch ID you can trace anything, absolutely amazing and has gotten me out of more jams than I can remember over these last 10 years. Not to mention the fact that support is always ready on hand to assits and go the extra mile to ensure they have at least an answer if not a full resolution.

Also the GTE, supplier and bank statement imports. Makes implementation of data intensive tasks a breeze on MDA app.

I'm excited to learn the new formats with MRI and love that most of the new introductions are actually either in line with or intergrate with MDA. Review collected by and hosted on G2.com.

What do you dislike about MRI Property Management?

The three downsides to MRI that have personally affected me thus far are the file center being blocked from MDA - it used to be so easy to check if metering/any supporting docs uploads were done correctly, just type the tenant code, tab out and boom the display screen shows the necessary for the particular tenant. Tab back and you can check the next one.

MRI has made this function clunky and inefficient. When you have literally hundreds of tenants, the time taken to check each upload is stupidly wasted on MRI when compared to how easy it was on MDA app. I'm still sore over this.

The supplier and bank statement imports have this cluncky issue as well - suppliers transactions already on import files but not in currect use can just be skipped on MDA, but for MRI the entire import file gets rejected, then you have to amend each one that isnt in use and reimport, not much different from manually capturing each invoice - again inefficient and time wasted. MRI has definitely not improved on MDA in this one.

As for bank statement imports, I was told that I'd have to manually populate the sample file to import receipts on MRI or just do it manually, whereas on MDA I get the CSV from the banking platform and with a few clicks, those same hundreds of tenants' receitps are imorted with nary an issue.

As it is today, I wouldn't leave the MDA app for MRI because honestly, MRI introduces more work, is not as easy, efficient or useful as MDA for just these thee mondules so far - file center, supplier imports and bank statement imports. Who knows how future changes will affect.

Please don't ever remove supplier imports and bank statement imports. from the MDA app the way the file center was removed until MRI imports for these modules are as effortless as MDA. Review collected by and hosted on G2.com.
